Delivering decades of successful experience in real property management and development, land sales, and acquisitions ranging from raw land and ranches to early-stage subdivisions and master plan communities, including large acreage multi-million dollar transactions, GHA understands the opportunities and challenges of land-based industries. GHA brings unmatched experience in real estate leasing programs from new contract negotiation to collections, focusing on communication, industrial, mining, grazing, and utility industries.

GHA has built a career interfacing with the public land managers and has administered and lead land exchange programs with the Bureau of Land Management, US Forest Service, Bureau of Reclamation, and Nevada Department of Transportation.

Congressional Lands Bills are viable tools to deliver economic development and environmental protections for western counties; GHA has worked in concert with cities, counties, states, federal land managers, and congressional delegations on six separate county lands bills over the past 25 years. The experiences, successes, and struggles gleaned from each of these legislative land acts allow GHA to offer solid and successful federal land strategies to its projects and clients.

All land-based projects need accurate project valuations. Utilizing market data, both historical and current, the GHA team uses valuation models targeting to develop highest and best uses scenarios.  The scenarios help owners to better understand offers and maximize value from their land assets. 

Risk Assessment

The GHA team performs a comprehensive review of entitlements, development, and market information to provide project risk assessment and potential mitigation measures with the goal of delivering a project that maximizes value. By de-risking the project through the thorough understanding of the assets, owners are fully armed with the best data possible to make solid decisions for the future of their assets.

Structuring & Capital

GHA deploys its structuring and joint venture experience to provide a variety of corporate structures, joint venture, operating agreements, and waterfall structures to help maximize value and deliver returns.  GHA strives to assist clients as they weigh their goals for maximizing value with consideration for timing and risk. When appropriate GHA can also advise clients on debt and equity providers and contractors to leverage relationships and service clients.
